What an Energy Performance Certificate tells you
An EPC gives a property an energy-efficiency rating from A to G and includes recommendations for potential improvements. For homes in England and Wales, a domestic EPC is generally valid for 10 years unless a newer certificate is produced.
If you only need to know whether a certificate already exists, search the official government register first. If the property has no valid EPC and one is required, you can then arrange a new assessment.
Actual energy bills are not the same as the EPC rating. Bills also depend on occupancy, heating patterns and energy prices; the EPC is a standardised assessment of the building.
